TECHNICAL SPECIFICATION DRAFT
3.1 STRUCTURAL REQUIREMENTS Modular units shall be factory-built to CSA A277 certification standards (Canada) or IRC/IBC compliance (United States). Units shall arrive at site with: a) Stamped engineering drawings by a licensed Professional Engineer, confirming compliance with Federal — Canada building code requirements for site-specific seismic, wind, and snow loads. b) Third-party factory inspection certification issued prior to shipment. c) 14-gauge galvanized steel structural framing or engineered wood framing, designed and load-tested for transport forces prior to wall enclosure. d) Dimensional tolerance of ±1.5mm factory-wide. ─────────────────────────────────────── 3.2 THERMAL PERFORMANCE REQUIREMENTS Factory-built units shall achieve minimum thermal performance of: a) Wall insulation: R-32 closed-cell spray foam (minimum), applied to walls, floors, and rim joists. b) Roof insulation: R-80 closed-cell spray foam (minimum). c) Glazing: Double-pane Low-E argon-gas filled units with warm-edge spacers achieving a maximum U-value of 0.35. d) Acoustic performance: STC 45+ rating using R-32 sound insulation. These specifications meet or exceed CMHC MLI Select energy efficiency thresholds and applicable energy codes. ─────────────────────────────────────── 3.3 MECHANICAL, ELECTRICAL & PLUMBING Units shall be delivered fully equipped with: a) Electrical: 200-amp smart electrical panel with USB-C sockets at all outlet locations. b) HVAC: Energy Star-certified 16 SEER ductless mini-split system with heat pump capability, WiFi-enabled. c) Plumbing: Complete domestic hot and cold water rough-in with EcoSmart ECO 36 electric tankless water heater. d) All MEP systems shall be pressure-tested and commissioned at the factory prior to delivery. Documentation of all pressure tests shall be provided. ─────────────────────────────────────── 3.4 QUALITY ASSURANCE The supplier shall provide documentation of a minimum six-stage factory quality control program comprising: a) Stage 1: Structural framing inspection b) Stage 2: MEP rough-in inspection c) Stage 3: Insulation and enclosure inspection d) Stage 4: Interior finish inspection e) Stage 5: Smart home and electrical commissioning f) Stage 6: Pre-shipment final inspection All inspection records shall be provided to the purchaser upon delivery. Defect rate at handover shall not exceed 3%. ─────────────────────────────────────── 3.5 WARRANTY REQUIREMENTS The supplier shall provide a minimum warranty coverage of: a) 2 years: Labour and materials defect warranty b) 5 years: Building envelope warranty c) 10 years: Structural warranty All warranty terms shall be documented in writing and transferable to subsequent occupants.
